SUBJECT: Formal notice — Obligation to repair
Dear Sir or Madam,
I am the tenant of the dwelling located at:
[adresse_bien]
Since [date_premier_signalement], I have reported the following problem to you:
[probleme]
Despite my efforts, no intervention has taken place to date. I remind you that article 1719, 2° of the Civil Code obliges you, as landlord, to maintain the dwelling so that it can serve its intended purpose and to carry out all necessary repairs other than tenant repairs.
I hereby formally notify you to act within [delai_jours] calendar days from receipt of this letter.
Failing this, I reserve the right to:
- bring the matter before the territorially competent Justice of the Peace
- request a proportional reduction of the rent
- have the works carried out at your expense after judicial authorization
I remain available to facilitate access to the premises for a contractor you may appoint.
Yours faithfully,
[expediteur_nom]
