Registration duties: how much will I pay?

When buying property in Belgium, registration duties are the 2ⁿᵈ largest cost after the price itself. Rates differ depending on the region and your status (first-time buyer or not).

Main rules
  • Brussels12.5 % standard, but €200,000 exempt for a first-time buyer making it their primary residence (max price €600,000).
  • Wallonia12.5 % standard, but 3 % for a first-time buyer on an own and unique home ≤ €200,000 (2024 reform). 6 % for modest housing without first-time buyer status.
  • Flanders3 % for an own and unique home ≤ €600,000 (2025 reform), 12 % for 2ⁿᵈ home or investment.

For a new property, 21 % VAT applies instead of duties — this calculator only covers existing property. Always verify with your notary: certain situations (donation, dismemberment, purchase via company) have specific rules.

Who is a « first-time buyer »?

You have never owned 100 % of a property before (in Belgium or abroad). You must also make it your primary residence within 2 years and live there for at least 5 years.

My parents have already been owners, does that count?

No, your personal status counts. If you have never owned a property in your name, you are a first-time buyer.

What if we buy as a couple?

Both buyers must be first-time. If only one of them has already been an owner, the reduction is generally lost (or reduced to 50 % depending on the region). Ask your notary.

When do we pay?

When signing the authentic deed at the notary's (4 months after the compromise on average), with the other fees.
